How can I get involved with the community?
It's great to hear you want to be a more active participant in the community! There are tons of opportunities for you to contribute to enhance the quality of life within Cheshunt. The following committees have been setup to help support various initiatives within the neighborhood:

- A major role as a HOA Board Director or Committee Chairperson
- A medium role serving as a committee member on one of the committees we have in the community:
- An as-needed roll for small projects. The Board is compiling a list of volunteers to help with various projects.

When are my HOA fees due?
Association dues are due on January 1, April 1, July 1, and October 1. Any dues not paid directly to Cedar Management by the 30 day grace period will be subject to a late fee. Any balances outstanding after the 30 day grace period will have a negative effect on the standing of the delinquent homeowner. Any Association member with an adverse standing will have their key fob deactivated effectively revoking their Common Area access. Key fobs will only be reactivated after the account balance is resolved in full.
Accessing the Pool

Accessing the Tennis Courts
The Cheshunt Tennis Courts are available to all residents from 7:00 A.M. - 10:00P.M. daily. Residents, in good standing with the Association, should utilize their key fobs to access the gate closest to the clubhouse.
Playground & Sand Volleyball court
The Cheshunt playground & volleyball court is located on private property and is not a public park. Because of this, please remember that the use the playground & volleyball court is limited to Cheshunt residents & their guests. The playground & volleyball court is open from 7:00AM to 10:00PM.
How do I reserve the clubhouse?
First, check the Community Calendar on the Home Page. If the date you are interested is available, please navigate to Committees > Clubhouse Committee > Clubhouse Rental Agreement utilizing the blue links in the black tool bar above. Once your application is received the Clubhouse Chairperson will confirm the date is available as well as determine if the person requesting to rent is in good standing with the Homeowner's Association. Good standing includes no past due balances with regard to dues or late fees, and there are no outstanding Association violations.
Once your application is approved, you should write 2 checks. One in the amount of your rental as indicated on your rental request made payable to the Cheshunt Homeowner's Association to pay for the cost of the rental. This check will be immediately cashed. A second check in the amount of $250.00 should also be written as a security deposit. This check will only be cashed in the event of damage to the facility caused by the lessee or their guests. If no damage exists, this check will be destroyed. Both checks need to be conveyed to Cedar Management Group at 9500 Statesville Road, Charlotte, NC 28269 within 7 days of submittal of your application. Failure to receive your checks within 7 days will release your temporary hold on the date you requested.

The door will not open early and will lock at the appropriate time. Please make sure to plan accordingly as entry after your slotted time is prohibited.

When is trash collection?
Trash is collected every Friday morning. Please have your trash receptacles curbside no later than 6:00 A.M. on the day of collection and returned from the street no later than midnight the day of collection. Recycling collection is on every other Friday morning.

I lost my fob, now what?
If you have lost your key fob, please immediately send an email to cheshunt@mycmg.com with your name and address to alert the Board so your key fob can be deactivated. A replacement key fob can be reissued at a cost of $25.00. There is still a limit of only 1 active key fob per address.
Who is Cedar management and what do they do with the HOA?
The Cheshunt Board of Directors are up to 7 Association Members elected by the Association to conduct the affairs of the Association. They are solely responsible for the operation of the community. The Board of Directors employs Cedar Management Group as the community manager to assist in the day-to-day operations of the community. Cedar Management is tasked with collecting dues, reporting financials, coordinating correspondence, and bidding contracts on behalf of the Association. As a partner with the Board of Directors, Cedar Management is committed to the financial and social health of the Association.
What are the Cheshunt governing documents?
All Homeowner's Associations are subject to guidelines outlined in one or more sets of governing documents. Cheshunt has three sets of published documents that govern the Association in a fair, balanced, and consistent manner. These documents, in order of precedence, are:
- Articles of Incorporation
- Declaration of Conditions, Covenants, & Restrictions
- Handbook of Rules, Regulations and Achitectural Guidelines.
What is the architectural review committee (arc)?
The Architectural Review Committee (ARC) is group within the community that uses the Architectural Review Application to review requests homeowners wish to make to the exterior of their home. Primarily, the job of ARC is to evaluate these requests against the Handbook of Rules, Regulations & Architectural Guidelines and help residents make sure they are in compliance. Applications in compliance with these rules are granted approval to proceed and those not found in compliance with these guidelines are returned to the homeowners with comments for modification before being allowed to proceed.
Note that the Architectural Review Committee (ARC) is a statutory body created under the authority of the Declaration of Condition, Covenants & Restrictions to review structural and aesthetic changes to residential properties to ensure harmony with nearby properties.

How do I find out what is going on in Cheshunt?
There are a couple ways to stay connected with Cheshunt:
- Our community is committed to keeping this website updates as frequently as possible.
- Registering your email with the HOA to receive updates and alerts by email like our monthly newsletter! Don't worry, we don't send a lot of emails so you won't regret it. Look for the link at the top right corner of our Homepage.
- Joining our private Facebook group reserved exclusively for Cheshunt residents. Facebook allows us to provide real-time updates of events, happenings, and emergency notices within Cheshunt. To find us, search Facebook for "Cheshunt Community".
Why Can't i comment on the HOA facebook page?
The Board uses the Facebook Group because many our residents use Facebook and the Board wants to have a presence on the platform in order to push information out to the neighborhood quickly and efficiently. If there's an event the community may be interested in like a garage sale, or something the community should know of like a downed tree, please send us a message and we'll let everyone know!
Can I make a separate facebook group for community discussion?
The Board thanks you for your efforts to promote an interconnected community. Many communities have a Facebook page that is run independently of the HOA Board and anyone can create and moderate a Facebook Group. The board will continue to convey any official news through the current Facebook group but supports any efforts from other individuals to which to create and moderate a separate group on their own.
Cheshunt Pond Fishing Information
Did you know that Cheshunt is home to not only 1, but 2 ponds?! Fishing is permitted in both ponds under the following regulations:
- Fishing is limited to current residents and their guests.
- Fishing is limited to catch & release.
- No watercraft of any kind is permitted on the Clubhouse pond and no motorized vessel is permitted on the back pond.
